Broker's Comments
This is one of the most stunning houseboats I’ve seen. In fact, this is much more than a ‘houseboat’ - it’s a substantial 3-bedroom central London home. On a residential mooring close to the City and just 5 minutes from Canary Wharf, this Dunkirk Little Ship (the last to leave “The Mole” in Dunkirk after she had been at the beaches ferrying soldiers to larger vessels) has been lovingly restored and is now well and truly shipshape. She is also on the National Historic Ships Register and a member of the Association of Dunkirk Little Ships. The ADLS is considered to be 'the most exclusive sailing club in the world, as membership is by ownership of a proven Dunkirk Little Ship only'. The ADLS House Flag is the cross of St.George (the flag of Admiralty) defaced with the Arms of Dunkirk and this is by Admiralty Warrant.
She has a full residential licence with liveaboard status; there’s no additional council tax to pay and the vessel has VAT exempt status on expenses, keeping the running costs right down.
With over 1,200 square feet of living space, the striking wooden interior is immaculate and has all the trappings we expect in a modern home. From the Aga to the wi-fi, from the dishwasher to the entertainment system, it’s all here. The saloon / dining room is spacious and has traditional dining table and chairs included in the sale price. There is a breakfast bar in the spacious, bright and airy upper galley / saloon area.
This houseboat has masses of storage space, with full wardrobes in the master cabin and lots of cupboards and lockers throughout. There’s even an under-floor wine cellar, with capacity for around 60 bottles. The bathroom has two wash basins and a large bath with shower. On the same level is a twin berth guests’ cabin. Accessible from an outside hatch is another cabin in the bow. This one has two bunks and an office / study (this could easily be converted to provide an additional 2 berths, making a total of 8).
The engine room, which houses the fully restored and pristine Kelvin KR4 88hp diesel engine, doubles up as a workshop and offers additional storage space.
As a sailing boat, she has reassuring sea-keeping qualities and she will cruise along nicely at 6-8 knots. She comes with all the latest nav gear including chartplotter, VHF/DSC and radar and she is as much at home on the high seas as she is on the pontoon in this secure, gated marina. Whilst the sail plan may look intimidating at first, this boat is set up for short-handed cruising and is a joy to sail.
The boat comes with a huge amount of history, all backed up with original bills, paperwork and books.
The marina is in a popular and convenient location, with tubes, buses, trains and the river bus all close to hand, as are supermarkets, bars, restaurants and shops.
