Boatshed London are delighted to offer this wonderful houseboat for sale with residential mooring on the River Roding in Barking, E London. Originally built as a sightseeing boat in East Germany in 1962, it has been beautifully converted into a two cabin permanent liveaboard that has maintained many of the original features and the overall character is well in tact.
The living area has plenty of light with windows down both sides and central heating plus a diesel stove. The galley also has a stove in so this boat is always cosy in the winter. There is a gas cooker and and Liebherr fridge with washing machine area behind one of the original doors.
The master bedroom is accessed down a small flight of stairs leading down from the galley and has a large double bed with loads of storage. There is a second cabin off the living area with a single bed.
The mechanical heart of this boat is also still in place, the engine has not been run for a few years but the sellers have an engineer who knows the boat and is available to help the new owners but this is essentially a static houseboat. A dive survey was undertaken in 2014 which showed the hull to be in good condition.
The residential mooring is transferable with the boat and is set within an area of London undergoing massive change and regeneration. The new hub of buildings opposite has been designated as "The Creative Quarter" with lots of studios and bars and pubs. The moorings themselves are currently being redeveloped as well which will ensure all the boats have modern facilities including sewerage. Current mooring fees are £348 a month which is some of the cheapest you'll find in London. Council tax and PLA charges total about £140 a month. The mooring is a tight knit community and there are communal areas for residents who hold regular social events and generally look after each other.
There is excellent transport links with Barking station around 15 mins walk from the moorings (District, H&C, mainline trains and Overground) providing quick and easy access to central London. Many of the residents commute into town on a daily basis.
