Entering the boat through the front cratch into a good living space with solid fuel stove. There is a well laid out kitchen, a bathroom with cassette toilet, basin and shower and a bedroom with fixed double.
Aft is a large wheelhouse with seating.
There is further accommodation in a 12ft by 20ft cabin with a very large, fully equipped kitchen, toilet, and a bed sitting room with french windows. The large veranda has glorious views over the wonderfully laid out garden to a beautiful fishing lake.
There are 3 sheds - an 8ft x 8ft with roof storage space, which has been used as a music studio. An 8ft x 7ft workshop and a 6ft x 4ft storage shed. There is also a 7ftx 12ft storage space below the veranda.
The wonderful garden slopes down with footpaths meandering from the large gazebo terrace at the mooring level to the lawn below at lake level. The garden is planted with mature shrubs and trees and is secluded, but with fantastic views across the lake.

Broker's Comments
Another little piece of paradise has come our way to sell. Last year we sold the neighbouring plot - this one is an even more secluded haven of peace and tranquility.
There are 3 parts to this fantastic purchase. A lovely narrowboat, a secure Canal and River Trust Mooring with water, power and telephone line and a stunning garden plot with outbuildings.
The land has been in use by the moorers here for many years. A trust formed by the residents committee is in the process of buying the entire stretch of land, which will then be parceled out to the individual moorings as freehold.
This plot is wonderfully laid out with numerous outbuildings including a 12 x 20 chalet with kitchen, bedsit and toilet. (See accommodation section for more details) This is the last mooring in the row, and a dead end so it is completely private, however it is a good five minute walk from the mooring car park.
There is also a small tender with outboard to hop quickly across to the towpath, down to the car park, or just down the canal to the supermarket.
The boat is a comfortable live-aboard, also suitable for extended cruising, so you can take your home away with you.
If you are seeking an alternative life style, with a little piece of paradise this could be for you.
(N.B. There are covenants on the land which prohibit any permanent building or residences. Chalets, sheds ans similar wooden building are acceptable.
It is unlikely that a mortgage or marine finance will be available on the value of all 3 elements of this sale. Marine finance should be possible on the value of the boat alone)
